How we work

Real Estate Sales

As a Buyer:

  •   By email or by telephone call we obtain details from you our customer and narrow down the search of what you are truly looking for.
  •  We search within all possible inventories including our listings, Multi-List Vallarta, and APIVAC´s to match your specific needs.
  •  We send you detailed profiles with pictures and all the specifications.
  •  Once you decide what properties you want to visit, we set up appointments and take you there.
  •  If you decide to buy a property, we will help you out with all negotiations, paperwork, including sales, escrow, appraisal agreements, physical inspection.
  • If you are a foreign citizen and is planning to buy a second home in Mexico, we start the paperwork of the Trust or "Fideicomiso" to save some time.  Visit  The Mexican  Ministry of Foreign Affairs for more information.
  •  We will walk you through the legal process with the public notary, title insurance, and review the owner´s documentation.

 As a Seller:

  •  We meet with you at your property to review physically the condition of such property, all pertinent documents, and identifications of the owner
  • During this meeting, we take pictures and place signs of "for sale"
  • We ask you to sign the Multi-List Agreement which gives Air Touch Real Estate exclusive rights to promote the sale of your property. This agreement is extremely convinient because it allows our company to upload your property into Multi-List Vallarta. AMPI Members (over 40 Realtors) will promote and sell the property as one and main large force of agents Comission fee is set 8% if the value of the property is less than $1,000, 000 USD. If it is greater than $1,000, 000 the comission drops down to 6%
  • We upload to various of our websites and onto Multi-List Vallarta so all brokers are aware of your intentions 
  • Once a potential buyer reviews the property files, we show your property as many times as needed until we find a final buyer
  • The we start the process of closing the transaction
  • Our job ends until all documents are signed and keys are delivered

 Rentals

  • We meet with you at your property
  • We review your proof of ownership and your identification
  • A contract is signed by you authorizing Air Touch Real Estate to rent your property. 
  • In this contract, comissions are set for long and short term.
  • We take pictures to later upload them into our website.
  • We also place a "for rent" sign
  • Once we have a client for your property, we meet with you and the renter to take care of all the paperwork and financial issues.

Property Management

  • Property management is the best option for you to forget all kind of possible complications that you may have during a rental or if you happened to live somewhere else. Our professional management will take care of all utility payments, rental payments, legal issues, and any unexpected maintenance issue.

Developments

If you are a Developer, Air Touch Real Estate will work with you hand by hand to deliver a proper commercialization plan so your development sales as expected. Here are some points that describe our working process:

  • Through a contract of exclusivity sales rights, determine price, comission, and closing costs
  • Review carefully details of the legal situation of the real estate  
  • Determine types of financing available

  • Determine percentages of acquisition and stages of payments 
  • Obtain blue prints, layouts, and scale model of the development
  • Develop a sales plan with specific time frames and expectations
  • Develop a marketing plan to identify customer needs
  • Develop and upload the profiles of each unit for sale to our websites
  • Take photos of the property for promotion and publicity in a differents top real estate magazines
  • Set display model and pre-sale starting date

  • Open and staff an onsite sales office
  • Make and deliver to the developer a monthly report of visits and commentaries from possible buyers
  • Upload the properties available to the Multi-List Vallarta site so all AMPI brokers can promote and sell units through the agreements already established
  • Follow up with each customer and have them sign a purchase promise contract
  •  Provide a quality customer service product so all closing transactions occur normally and satisfactorally
  • Accompany all customers through the purchase process so no further delays take place
  • Our service will conclude until all units are sold or as estiblished in the contract
